The developer behind 323 new homes at the Goods Yard development in Bishop’s Stortford town centre has also acquired a site for 219 homes at St James’ Park on the southern outskirts of the town.
The 12.67-acre (5.1-hectare) parcel of land is part of Countryside Properties’ wider Bishop’s Stortford South estate, where 750 homes in all will be built.
Outline plans for redevelopment of the 131-acre site bordered by Whittington Way, London Road, the A1184 St James Way and Obrey Way were approved in December last year. Bellway – which is building 149 homes by the railway station with another 174 in the pipeline – will shortly be submitting a detailed application for its parcel of land.
Under the proposals, Bellway will deliver 119 houses and 12 apartments for private sale, and 88 affordable properties for rent or shared ownership.
If its plans are approved by East Herts Council, the housebuilder intends to start work on site this autumn and launch the development to the public in spring next year. The first homes should be completed by winter 2022.

“This land acquisition not only demonstrates our confidence in the St James’ Park scheme but also underlines our wider commitment to providing much-needed, high-quality housing in Bishop’s Stortford, following our work at Goodsyard, where we are currently building 149 new homes, with plans to deliver a further 174.”
The development will be named Bellway at St James’ Park. The wider scheme is named after St James the Great, the grade I listed 13th-century church at Thorley.
Infrastructure works for The Bishop’s Stortford High School, which is relocating from its campus in London Road, began last year. St James’ Park also includes plans for a new primary school, shops, a care home and employment space.
